Nationwide Realty Investors Ltd. is giving people a chance to buy into Grandview Yard.
The Columbus developer has outlined plans for a five-story, 35-unit condominium building at the northeast corner of Burr and Bobcat avenues, joining multiple apartment buildings in the master-planned development.
The 828 at the Yard building will include two-bedroom flats ranging from 1,400 to 1,570 square feet, with prices in the $400,000s.
“It’s really a great location within Grandview Yard,” President Brian Ellis told me. “Every unit faces south, which provides great views of downtown. It’s situated on Burr Park, a little urban park already in place.”
The project, for which a cost was not disclosed, is expected to be started in 30 to 60 days and completed next summer.
Residents will have access to the Yard Club, with a swimming pool and spa, fitness center and community room. There will be a private parking garage along the north side of the building.
Condominiums have always been envisioned for Grandview Yard, but Ellis said he’s confident with the timing of Nationwide Realty’s first for-sale residential development.
The new building, near Wagenbrenner Development Inc.’s mix of attached and detached homes, will supplement hundreds of rentals in its Apartments at the Yard community.
“We’ve had a lot of interest in Parks Edge (in the Arena District). I really expect that interest to continue with 828 at the Yard,” he said. “We know that Wagenbrenner’s had tremendous interest in their Homes on Pullman Way project.”
The Nationwide Mutual Insurance Co. affiliate will find itself with a large new pool of potential buyers, as its parent company begins shifting 3,000 workers from Dublin to Grandview Yard over the coming months.
“I think there’s going to be a number of associates who love the idea of being able to walk to work, whether (828 at the Yard) or apartments in Grandview Yard, or something Wagenbrenner is doing,” Ellis said. “If this works, and we’re confident it will, we’ll look for opportunities to build other units like it.”
Nationwide’s 125-acre Grandview Yard development, bounded by Route 315 and Interstate 670 west of downtown, when completed will include 1.2 million square feet of commercial space and more than 1,300 residential units.
